Featuring a design by Pierre-Yves Rochon, the fabled Waldorf Astoria New York is ready to reveal its highly anticipated eight-year restoration in the spring. While historic elements like the lobby clock will make a comeback, the landmark Midtown hotel will be refreshed with 375 guestrooms that sparkle with Art Deco touches. Guests can savor a respite in the 30,000-square-foot spa or at Lex Yard, the bi-level brasserie helmed by chef Michael Anthony of Gramercy Tavern fame. Designed by AvroKO, its fluted columns, white oak parquet floors, and coffered ceilings call to mind glamorous 1930s New York.

One&Only Moonlight Basin, Big Sky, Montana

One&Only’s inaugural U.S. resort debuts this summer, spanning 190 acres that blend into the mountainous and forested landscape. With access to Yellowstone National Park and 5,800 acres of ski slopes reached via a gondola that connects directly to the summit, the property by Seattle firm Olson Kundig also comprises 73 guestrooms in the main lodge, 19 cabins, and a residential community.

The Baby Grand, Coronado, California

Fantastical elements abound at the Baby Grand, CH Projects’ follow-up to the Lafayette Hotel and Club in San Diego’s North Park neighborhood. Arriving in tony Coronado early this year, the Post Company-crafted project will welcome guests with a draped ceiling and a mosaic floor depicting sea creatures. The drama continues in the 31 maximalist guestrooms and three restaurants, including one in a former parking lot transformed into a jungle with palm trees and flowering vines.

The Vineta Hotel, Palm Beach, Florida

Oetker Collection’s debut U.S. hotel, slated for Q1, first opened as the Lido-Venice in 1926. Most recently, it was the longstanding Chesterfield, but the current iteration takes its name from the property’s 50-year chapter as the Vineta, before it morphed into condos in the 1980s. During the significant revamp from Paris firm Tino Zervudachi & Associés, spacious guestrooms take cues from European abodes, and Coco’s restaurant will be heightened by a new lounge, outdoor courtyard, and bar with soaring palm tree lights.

Hotel Saint Augustine, Houston

The 71-room Hotel Saint Augustine, the latest from Bunkhouse Hotels and the Marchbanks Company, has debuted in Houston’s Montrose neighborhood. Designed by Post Company, the interiors channel the Texas city’s artistic heritage, offering playful furnishings, monochromatic hues, and surrealist touches. Adjacent to the Menil Collection campus, the hotel minimizes traditional artwork, instead focusing on furniture, textures, and lighting to create a serene atmosphere.

Four Seasons Resort Puerto Rico, Rio Grande

Four Seasons and Paulson Puerto Rico will bring the luxury brand to the island later this year with the transformation of the Bahia Beach Resort & Golf Club into the Four Seasons Resort Puerto Rico. Set amongst 483 acres of lush landscape, the property will feature 139 rooms and suites, 85 residences, and additional units joining the residential portfolio. Enhancements by New York firm Meyer Davis include a redesigned lobby, ocean-facing pools with cabanas, and expanded spa amenities.

Frame Hotel – SoCo, Austin

Frame Hospitality Group has unveiled its flagship property, Frame Hotel – SoCo, in Austin’s iconic South Congress neighborhood. Across the street, sister property the Frame Hotel – Treehouse, has completed renovations on its own seven rooms, offering visitors two contemporary yet tranquil escapes in the city.

Belden House & Mews, Litchfield, Connecticut

Slated to open in March, the three-acre Belden House & Mews estate unites the restored 1888 Belden mansion, the separate modernist three-wing Mews, and the historic 1891 Litchfield Firehouse, expected to arrive mid-year. White Elephant Aspen, Colorado

The Six Bells Country Inn, Rosendale, New York

Audrey Gelman’s English countryside-inspired Brooklyn, New York homewares store, the Six Bells, is expanding into hospitality with a Hudson Valley inn debuting this spring, the handiwork of New York firm GrecoDeco. Set in an 1850-era building that was once the Central Hotel, the three-story retreat features 11 uniquely styled guestrooms and Feathers, the tavern and restaurant awash in whimsical touches that further enhance the inn’s enchanting pastoral narrative.

Trailborn Surf & Sound, Wrightsville Beach, North Carolina

Part of the burgeoning Trailborn Hotels portfolio, the Post Company-crafted Trailborn Surf & Sound will open early this year in the former Seashore Hotel, which traces its roots back to 1897. The reimagined property will boast a façade clad in whitewashed brick that will lead to a plant-filled lobby with a wood- and stone-wrapped reception desk and French doors that open onto the water, setting the tone for the 151 maritime-inspired guestrooms.

The Bower Coronado, California

Set on the historic grounds of a former Japanese tea garden, the 39-room Bower Coronado opens this February with a wabi-sabi-inspired design from San Diego firm Delawie and New York- and California-based SFA Design. Channeling Coronado’s coastal charm, the architecture juxtaposes materials like limestone and patinated metals with raw textures. Dive, the city’s first rooftop bar, will boast views from Point Loma to Mexico.

Delano Miami Beach

Between 1995 when it opened and 2020 when it shuttered, the 171-room Delano was a Miami icon, envisioned by Ian Schrager and Philippe Starck as an adult playground. Reopening in late 2025 under the Ennismore portfolio, the resort will retain signature elements like ethereal white curtains, restored hexagonal columns, and the legendary Rose Bar. A new pool on the fourth floor will join the beloved one on the ground floor, which will now be bolstered by a beachfront amenity deck.

VAI Resort, Glendale, Arizona

When it opens this year, the 1,100-room VAI is poised to become a culinary and entertainment destination thanks to a collaboration between Gensler, KTGY, Davis Ink, and DH Companies. Among the 12 restaurants will be Bar Mar, chef José Andrés’ first offering in the state. There will also be Konos Island, the 52,000-square-foot beach hangout, as well as the VAI Amphitheater that holds more than 11,000 revelers.

Limelight Boulder, Colorado

In addition to a ballroom and meeting space, the property will open up to an event lawn and a second story viewpoint deck with sweeping sightlines to the Flatirons.

Treehouse Hotel Silicon Valley, Sunnyvale, California

Following its London location and an upcoming Manchester property, Treehouse Hotels will make its Q1 U.S. debut in Silicon Valley with a design from Brooklyn, New York-based Crème and global firm 10SB. In addition to several repurposed existing structures, a six-story new build was constructed offsite using modular methods. Additionally, most of the 254 guestrooms have outdoor spaces that connect with Sunnyvale’s agriculturally rich past.

Under Canvas Yosemite, Groveland, California

Under Canvas will unveil two new glamping sites in May with the 120-acre Columbia River Gorge property in Washington’s White Salmon River Valley and a Yosemite location. The latter, found just 10 minutes outside of Yosemite National Park’s west entrance, will be an 80-acre camp dotted with 70 safari-style tents, each one outfitted with plush beds, ensuite bathrooms, and private outdoor areas.

Slated to open this spring (with other 2025 launches planned for Copenhagen, Melbourne, and Tokyo), the former Pan Pacific Hotel will become the 153-room 1 Hotel Seattle, a transformation led by Venice, California-based Studio Collective and the SH Hotels & Resorts in-house. Located near downtown, the hotel will offer stunning views, including many rooms that will overlook the city’s iconic Space Needle.

Fidelity Hotel, Cleveland

The 103-year-old Baker Building is now the Fidelity Hotel, bringing a new energy to Cleveland’s Euclid Avenue historic district. Reimagined by owner NuovoRE and Chicago firm Hartshorne Plunkard Architecture (HPA), the property offers 97 guestrooms and suites, a full-service restaurant, and meeting spaces. Chicago-based Curioso and Looney & Associates lent their expertise to the interiors, where saturated colors, hardwood and marble floors, and antiqued mirrors come together with curated art to honor the city’s heritage and future.

Hotel Willa, Taos, New Mexico

The handiwork of Los Angeles-based Electric Bowery, the 50-room Hotel Willa, a revived 1960s motel Cassetta is relaunching in February, will combine adobe-inspired architecture with local art and terracotta tones. Celebrating Taos’ artistic legacy, the property will also host an art gallery and an artist-in-residency program in collaboration with local organization the Paseo Project.

Formerly the Hilton Athens, the Ilisian debuts this year as a multifaceted destination, featuring the 307-key Conrad Athens, 18 Conrad residences, and 37 Waldorf Astoria-branded private residences. Templeton Garden, London

Found in London’s Kensington neighborhood, the Thurstan-designed Templeton Garden is a tranquil escape just steps from Earl’s Court. Once home to icons like Beatrix Potter and Alfred Hitchcock, this historic neighborhood’s charm is echoed in the hotel’s verdant garden and 156 thoughtfully designed guestrooms and suites, many with balconies or views of the lush garden. The hotel from the recently launched Miiro brand will be joined by two Vienna outposts by the end of the year.

JW Marriott Crete Resort & Spa, Greece

Nestled on 100 acres along the coastline, the JW Marriott Crete will celebrate the Greek island’s heritage when it opens this summer. At its heart is the spa, ANOSEAS, complete with four treatment rooms, an outdoor wellness experience, and Linovrochi, a subterranean cave sanctuary where guests can rejuvenate through guided meditation sessions.

Collegio alla Querce, Florence

Collegio alla Querce, Auberge Resorts Collection transforms a 16th-century former boarding school into an 83-room resort overlooking Florence’s historic center. Designed by ArchFlorence with architecture by Spanish firm Esteva i Esteva, the property’s 66 guestrooms and 16 suites feature frescoes, coffered ceilings, and contemporary furnishings. Lush terraced gardens restored by Franchesca Watson surround a serene swimming pool, while diverse dining venues enrich the resort’s luxurious charm.

The Newman, London

Come summer, hospitality management company Kinsfolk & Co. will unveil the 81-room Newman, its inaugural hotel in London’s Fitzrovia area. The interiors from local firm Lind + Almond are layered with subtle details that pay homage to British personalities of yore, like 20th-century writer and activist Nancy Cunard and her penchant for polka dots and bangle bracelets. Along with a light-filled European brasserie and a curvaceous cocktail bar, there will be a minimalist, Nordic-style wellness floor revolving around a hydrotherapy pool, salt therapy room, and hot and cold experience cabins.

Romègas Hotel, Valletta, Malta

Bedecked in original Maltese balconies, the Romègas—slated to open this September with a design from Camilleri Paris Mode—will sit inside a centrally located 500-year-old palazzo first designed for Mathurin Romegas, a naval commander and Grand Master of Malta. For more than five years, a team of local craftspeople restored the home, tending to the handcarved stone façades along with the classic terrazzo flooring and wood paneling in the 23 guestrooms that will juxtapose the rooftop pool and bar.

La Fondation, Paris

This year, Groupe Galia will unveil La Fondation, a multi-use building in Paris featuring two restaurants, an auditorium, office spaces, a sports club, and a 5-Star hotel designed by New York firm Roman and Williams. A celebration of its location, the inviting interiors will exude a timeless elegance, a warm juxtaposition to Paris-based architecture firm PCA-STREAM’s Brutalist-inspired exterior.

Andaz Lisbon

Located in the pulsating Baixa district, the Andaz Lisbon will flaunt a vibrant design by Milan-based Studio Urquiola when it opens this summer. Spread across five buildings on Rua Augusta, the main shopping and pedestrian street, the hotel’s 169 guestrooms dressed in a design scheme capturing Lisbon’s heritage, will call the former offices of the Banco Português de Investimento home.

The Hoxton Edinburgh, Scotland

Two years later than planned, the Hoxton Edinburgh will finally debut this year in Haymarket with 214 guestrooms found in 11 Georgian townhouses (three houses will offer long-stay apartments). Interiors, courtesy of Ennismore’s AIME Studios, will blend classical details with bold colors and local materials across the lobby, restaurant, event spaces, and a gallery showcasing local artists.

Rosewood Amsterdam

Designed by Studio Piet Boon, the 134-room Rosewood Amsterdam will honor the building’s heritage with a modern take on Dutch craftsmanship when it debuts in June inside Netherland’s historic Palace of Justice. Sir Devonshire Square, London

Close to Spitalfields Market and Liverpool Street station, Devonshire Square was once home to an East India Tea Company warehouse. In April, that building will find new life as the 81-room Sir Devonshire Square. The design from Cornwall, England firm Maison 191 respects the structure’s heritage while capturing the energy of East London. In addition to a Cover members club, guests can hang out in a retro-style lounge filled with greenery and comfortable sofas or browse the shop’s local products.

Portrush Adelphi, Northern Ireland

The reimagined Portrush Adelphi from Marine Hotels & Resorts will debut in April as a 34-room seaside retreat, boasting a design by CDA Group Architects and AJ Capital’s in-house team. La Minerva, Rome

Accor’s Orient Express hotel collection kicks off this spring with the transformation of the 17th-century Palazzo Fonseca near the Pantheon. Artists flocked to this residence-turned-hotel in the 1800s, and the revamp by Paris firm Hugo Toro reflects its rich past with 93 guestrooms layered with Art Deco details and modern finishes. La Minerva further entices with a Roman bath-style spa, the rooftop lair Voliera, and La Minerva Bar, a shrine to the Roman goddess of art starring a historic skylight.

Château de la Commaraine, Burgundy, France

Château de la Commaraine will emerge this year as a luxurious retreat in Pommard village, tucked in the heart of the famed wine region. Dating back to 1112, the château has undergone a four-year renovation from Paris firm Affine Design by Richard Martinet in accordance with architectural heritage protection organization Architectes des Bâtiments de France (ABS). The 37-room property will blend original white stone walls with intricate wooden ceilings and a neutral palette with gold and pink accents.

Fairmont Golden Prague

Opening this spring, the TaK Architects-renovated Fairmont Golden Prague reclaims its place as a pinnacle of luxury in the Czech capital. Situated in the Old Town, this heritage-listed Brutalist landmark features an evolving collection of wooden and glass artifacts, paintings, and screenings displayed throughout. Set amid Umbria’s olive groves, vineyards, and cypress-topped hills, the Six Senses Antognolla reimagines a 12th-century castle and estate into the 71-room resort, the handiwork of New York firm Woods Bagot and Tokyo-based Design Studio Spin. In addition to the guestrooms and suites, which are housed in the site’s historic castle and traditional borgo buildings, there will also be 79 branded residences ranging from apartments to six-bedroom farmhouses. This outpost will join other Six Senses openings this year in London, Milan, Dubai, and Saudi Arabia.

OKU Bodrum, Turkey

Perched on Bodrum peninsula’s northern coast, the 58-room OKU Bodrum from AEM Architecture and OKU’s in-house team will blend reclaimed stone and Turkish marble with a serene spa, a hilltop yoga terrace, and a fitness studio with ocean views when it opens this summer. Further, dining options will be offered across three venues, while the swimming pool is tucked on the hillside, where guests can relax in sunken lounge areas.

Anantara Kafue River Tented Camp, Zambia

Kafue National Park in western Zambia is one of the largest reserves in Africa. Here, on the banks of the Kafue River, the luxury safari camp from Anantara is expected to arrive early this year. Suspended 11 feet above the bush, the retreat by Johannesburg-based firm Meg Ralph Spaces comprises 12 tents, including the nearly 6,500-square-foot presidential villa, each equipped with a private plunge pool. The eco-friendly property is flanked by two islands and will offer a spa, pool, lounge, restaurant and bar, and traditional African boma.

Sarah and Jacob Dusek, the original founders of U.S. glamping brand Under Canvas, are now trying their hand at luxury safari experiences with Few & Far Luhvondo. Opening this month in South Africa’s Soutpansberg mountains, the eco-lodge features six cliffside suites crafted from heat-treated eucalyptus, South Africa’s first locally produced hardwood. Designed with Nicholas Plewman Architects + Associates and Ohkre Collective, the property is centered on sustainability with a solar-powered aerial cable car system and an onsite farm supplying bush dinners.

Dubai’s futuristic skyline will transform yet again when Ciel, slated to become the world’s tallest hotel, opens in Q4. Flaunting a staggering 1,000 guestrooms and 12 vertically stacked atrium gardens, the property by London firm Norr Group will also feature three restaurants, a club lounge, and the city’s highest infinity pool on level 76.

Between the sacred grounds of Naniwanomiya-Ato and the storied Osaka Castle, the Patina Osaka will open this April as the brand’s first urban hotel. The Dali EDITION, Yunnan, China

This December, Marriott International is bringing its EDITION luxury brand to Dali in China’s Yunnan province, joining a Lake Como property also slated to open this year. In addition to four signature restaurants, the CCD/Cheng Chung Design-crafted hotel will also offer 150 guestrooms, including villas with private pools, most of which will provide views of either the Cangshan Mountain or Erhai lake.

Located on verdant Dunhua North Road in the Taiwanese capital’s Songshan district, the property, scheduled for Q1, is influenced by Hong Kong-based designer André Fu’s own journeys throughout the city. Imagined as a modern-day mansion, the hotel will be an urban escape where the skyline and mountains in the distance can be seen through floor-to-ceiling windows in the 86 muted guestrooms. In addition to Capella Wellness offerings, guests can choose from five dining establishments, including a glass-enclosed patisserie and a tri-level vinyl bar.

The Sundays, Hamilton Island, Australia

Privately owned Hamilton Island in the Great Barrier Reef will welcome its newest hotel in April. Situated in a former 1980s lodge, the Sundays is a sustainably driven property by Australian designer Carrie Williams revolving around a restaurant from Sydney culinary duo Josh and Julie Niland that spotlights ingredients from the Whitsunday Islands. Nobu Beach Inn Barbuda

Actor Robert DeNiro, who founded Nobu Hospitality in 1994 alongside chef Nobu Matsuhisa, has set his sights on the Caribbean with the Nobu Beach Inn Barbuda, slated to open later this year.
